This policy explains what information Florida Premier Rentals collects, how we use it, and the choices you have when you browse our site, create an account, or book a vacation home.

Who we are
This site and the vacation homes booked through it are operated by Florida Premier Rentals ("we", "us"), with its principal place of business at 1420 Celebration Blvd, Suite 200, Celebration, FL 34747.

Information we collect
We collect the following kinds of information:
- Information you give us — your name, email address, phone number, mailing address, booking dates, party size, and any messages you send us when you make an enquiry, create an account, or complete a booking.
- Account information — if you create a guest account, including when you sign in with Google, we receive your name and email address to create and maintain your account.
- Payment information — card payments are processed by Stripe. We do not store full card numbers on our own systems; we retain limited records such as the amount, date, and status of a transaction.
- Usage & device data — pages you visit, approximate location, browser and device type, and similar analytics data collected through cookies and similar technologies.
- Booking information from travel platforms — if you book one of our homes through a third-party platform such as Airbnb or Vrbo, we receive the booking details you provided there — typically your name, email address, phone number, address, and stay dates — through our channel-management partner so we can manage your reservation and stay.
- Agreement records— when you make a booking or booking request, we record that you agreed to our Booking Terms & Conditions, this Privacy Policy, and our cancellation policy. We keep this as proof of your agreement, together with the date and time, the version of the policies you accepted, and the IP address the agreement was submitted from.
How we use your information
We use the information we collect to:
- process and manage your bookings, payments, and refunds;
- respond to your enquiries and provide customer support before, during, and after your stay;
- create and maintain your guest account and let you sign in securely;
- send booking confirmations, balance reminders, and other transactional emails;
- improve our website, measure performance, and understand how guests use our site; and
- comply with our legal obligations and enforce our terms and conditions.
The legal bases we rely on
Where data-protection law requires us to have a legal basis for using your personal information (for example, if you are in the UK, EU, or EEA), we rely on the following:
- To perform our contract with you — processing your booking, taking payment, sending confirmations and balance reminders, and providing support before, during, and after your stay.
- Your consent — setting analytics cookies, and sending you optional marketing emails where we offer them. You can withdraw consent at any time.
- Our legitimate interests — running, securing, and improving our website, preventing fraud, and understanding how guests use our service, in a way that does not override your rights.
- Compliance with a legal obligation — keeping financial and booking records for tax and accounting purposes, and responding to lawful requests.

Payment processing (Stripe)
We use Stripe to process card payments, including deposits and balance payments. When you pay, your card details are submitted directly to Stripe and handled under Stripe's own privacy policy and security standards. We receive confirmation of payment along with limited transaction details, but we do not store your full card number.
How we protect your information
We take reasonable technical and organizational measures to protect your personal information. Traffic to and from our site is encrypted in transit (HTTPS). Card details are entered into fields hosted directly by Stripe and never pass through or get stored on our own servers. Access to guest and booking data is limited to the people who need it to run our business, and we host our site and database with established providers. No method of transmission or storage is completely secure, but we work to protect your information and to review our practices as our platform grows.
Third-party services
We share information with trusted service providers only as needed to run our business. These providers fall into the following categories: payment processing; hosting and delivery of property images and media; transactional and booking-related email delivery; website analytics and sign-in; interactive mapping; channel management that synchronizes availability, pricing, and reservation details between our site and the travel platforms we list on (such as Airbnb and Vrbo); and website and database hosting.

International data transfers
We are based in the United States, and the service providers we use to run our business — described above — are also located in the United States. If you access our site or make a booking from outside the United States (for example, from the UK or the EU), your personal information will be transferred to, and processed in, the United States.
Where we transfer personal information out of the UK, EU, or EEA, we rely on an appropriate safeguard recognized under applicable law — such as the EU–US and UK Data Privacy Framework (where a provider is certified) or the European Commission's Standard Contractual Clauses. Children's privacy
Our website and services are directed to adults and are not intended for children. We do not knowingly collect personal information directly from children under 13 (or under 16 where a higher age applies). While a booking may include the number and ages of guests staying — including children — that information is provided by the adult making the booking. If you believe a child has provided us with personal information directly, please contact us and we will delete it.
Data retention
We keep your personal information only for as long as we need it. In practice that means:
- Booking and payment records — kept for 7 years after your stay to meet tax, accounting, and legal obligations.
- Guest account information — kept for as long as your account is active, and deleted or anonymized within 30 days of you closing it, except where we must retain some details for the periods above.
- Enquiries and support messages — kept for 2 years, then deleted.
- Analytics data — retained according to the settings in Google Analytics 4 (currently 14 months).
When information is no longer needed, we delete or anonymize it.
Your rights
Depending on where you live, you may have the right to access, correct, or delete your personal information, to object to or restrict certain processing, to withdraw consent you have given, to data portability, and to request a copy of the data we hold about you.
If you are in the UK, EU, or EEA, you also have the right to lodge a complaint with your local data-protection supervisory authority.
If you are a California resident, you may have rights under the California Consumer Privacy Act, including the right to know what personal information we collect and to request its deletion. We do not sell your personal information. Florida residents may have additional rights under applicable state law.

Changes to this policy
We may update this policy from time to time — for example, if we add a new service provider or the law changes. When we do, we will post the updated policy on this page and change the "Last updated" date at the top. If the changes are significant, we will take reasonable steps to let you know.
