Booking Terms & Conditions

By ticking the box on the booking page, Guest acknowledges they have read, understood, and agree to all terms set out below, including the Cancellation & Refund Policy and the House Rules.

• 25% deposit: due at the time of booking to secure the reservation.
• Balance: due 45 days prior to check-in. Bookings made within 45 days of arrival must be paid in full at the time of booking.
• Optional installment plan: available for bookings made more than 90 days in advance — contact us for a schedule.
• Late payment: if the balance is not received by the due date, the reservation may be cancelled and the deposit forfeited.

By the client: Cancellations must be received in writing. Refunds are calculated from the date written notice is received:

• More than 60 days prior to arrival — full refund minus a $150 administrative fee.
• 60–46 days prior to arrival — 75% refund of the total amount.
• 45–31 days prior to arrival — 50% refund of the total amount.
• 30 days or fewer prior to arrival — no refund.
• No-shows — no refund.

We strongly recommend travel insurance to cover cancellation.

By the company:In the event of the rental property being no longer available through unforeseen damage or circumstances beyond the company's control, we will seek to offer alternative accommodation.

• No smoking inside the property.
• No parties or events without prior written approval.
• Quiet hours: 10:00 pm – 8:00 am.
• Pets are not allowed unless the home is advertised as pet-friendly.
• Pool / spa used at own risk. Children must be supervised at all times.
• Garbage, recycling, and utilities must be handled per community rules.
• Guest is responsible for leaving the property in clean condition.

Guest agrees to:

• Use the property as a private vacation residence only.
• Not sublet or assign the rental.
• Comply with all community and resort rules.
• Report any maintenance issues immediately.

Check-in 4:00 pm on arrival; check-out by 10:00 am on departure (some homes 11:00 am — please ask). Failure to depart on time may result in additional charges.

Early check-in and late check-out are available upon request and subject to availability; an additional fee may apply. Access instructions and the lockbox code will be provided 7 days prior to arrival.

All properties are rented on a self-catering basis. We provide: 2 trash bags, 1 kitchen roll; each bathroom features travel-size luxury soap and toilet tissue. Rental terms do not include further toiletries, dishwasher tablets or cleaning products. All towels and linens are provided.

Although every effort has been made to ensure the vacation home is in perfect condition, we cannot accept responsibility for third-party claims, accidents, or damage to/loss of your property, or any expense incurred for any reason including strikes, adverse weather, war, civil/military disorder, riots, natural calamities — all Force Majeure and not the responsibility of Florida Premier Rentals. Additional expenditure caused by such conditions will not be reimbursed, nor services lost recoverable; guests must have appropriate travel/vacation insurance. We will make every effort to respond and minimize disruption.

If paid for in advance, switched the day before arrival. A weekly pool service is supplied. During colder spells we cannot be held responsible for a drop in pool temperature; use the solar blanket if provided during winter.

The guest reserving the home must be at least 25 years of age; Florida Premier Rentals at their discretion will determine if we reserve to a guest younger than 25, and additional security deposit may be required.

Parking of RVs, campers, and trailers in the driveway or anywhere on the developments is not permitted by the local HOA.

Once confirmed, a home cannot be substituted without financial penalties per the cancellation policy. If the reserved property cannot be supplied for reasons beyond our control, we will offer an alternative of the same standard (or higher) OR a full refund of all money paid. Every property has a house information manual. Observe trash/parking requirements of the resort's HOA; failure can result in a substantial fine.

A damage waiver covering accidental/inadvertent damages; value waived is based on property size and location. Intentional damage or gross negligence will result in additional costs. Damage must be reported by the guest prior to check-out.

If you have cause for complaint while in occupation, you agree to allow our local management company a chance to rectify it.

• Taxes: all applicable Florida tourist taxes are included in the total.
• Force majeure: in the case of a hurricane, mandatory evacuation, or events beyond our control, we will work with you on rescheduling or refunds where possible.
• Governing law: this Agreement shall be governed by the laws of the State of Florida.
• Entire agreement: this document contains the entire agreement between the parties.
