The estate one

The most complete resort address near Disney

Reunion Resort is a master-planned, gated community spread over 2,300 acres of Kissimmee countryside, ten to fifteen minutes from the Walt Disney World gates. It is the only place in Central Florida where three signature golf courses — Palmer, Watson and Nicklaus — sit inside one guarded gate, alongside five community pools, a water park and the Bear's Den enclave.

Homes here run from four-bedroom fairway villas to 15-bedroom mansions with bowling alleys, drive-in cinemas and karaoke rooms. It is the resort we recommend for multi-generational reunions, golf trips and any group that wants the parks by day and space to spread out by night.

Why guests choose it

  • Golf without leaving the gate

Palmer, Watson and Nicklaus courses, plus a golf academy and simulator homes.

  • Water park + five pools

Lazy river, slides and cabana rentals at the Seven Eagles and Grande pools.

  • Genuine mansion inventory

The largest 10–15 bedroom homes we manage anywhere in Orlando.

Inside the resort

What is on site at Reunion Resort

What is actually on site

Reunion is the largest of the communities we work in by some distance — 2,300 acres, which is roughly the footprint of a small town, wrapped around three golf courses and threaded with its own road network. That scale is the thing to understand before you compare it with anywhere else: the homes are spread across distinct neighbourhoods rather than clustered around one clubhouse, and getting from a villa on the far side to the water park is a drive or a shuttle ride, not a walk.

What you get in return is a resort that does not run out of things to do in a week. Three signature courses, a five-acre water park, eight community pools, clay tennis courts, pickleball, mini golf, bocce and seven restaurants sit inside the gates. For a large group that wants to spend some days not going to a theme park at all, that mix is unusual — most Orlando resort communities have one pool complex and a café. If your group is large enough to need it, our 12 bedroom homes and 13 bedroom homes are concentrated here.

The water park

Five acres, open year round, seven days a week — though hours move with the season, so check on the day.

  • 1,000-foot lazy river

The centrepiece, and long enough to be a genuine circuit rather than a loop you finish in a minute.

  • Volcano Twist waterslide

The resort's thrill slide. Minimum height 42 inches, which rules out the youngest children.

  • Zero-entry pool

Walk-in from the shallow end, so toddlers and less confident swimmers are not dealing with steps or a ladder.

  • Kids' splash zone

A separate area with two small slides for children too short for the Volcano Twist.

  • Sand beach and loungers

A beach area with 517 lounge chairs, plus 14 cabanas that can be rented.

  • Lawn games

Sand volleyball, ping-pong, tek-ball, cornhole and a giant Connect 4 alongside the water.

Golf

Reunion is the only resort in the world with signature courses by all three of Palmer, Watson and Nicklaus on one property.

  • Legacy Course — Arnold Palmer

6,916 yards, with elevation changes of up to 50 feet, which is not something Central Florida offers often.

  • Independence Course — Tom Watson

7,154 yards of wide-open greens and rolling fairways. Footgolf is played here too.

  • Tradition Course — Jack Nicklaus

The Golden Bear's layout, built around smooth horizon lines and elevated tee boxes; accuracy matters more than length.

  • Leadbetter Golf Academy

Lessons and coaching on site, for players who want more than a tee time.

Pools, courts and everything else

  • Eight community pools

Spread across the neighbourhoods, with children's water playgrounds, hot tubs and picnic areas.

  • Seven Eagles fitness centre

Cardio and strength equipment at the Seven Eagles pool complex.

  • Hydro-Grid clay tennis courts

Clay rather than hard court, at the resort's tennis centre, with lessons available.

  • Pickleball

Courts and clinics — added as the sport grew, and now among the busiest facilities on site.

  • Mini golf

$14 for adults, $8 for children aged 4 to 12.

  • Bocce and two playgrounds

Bocce courts, plus two playgrounds with play structures and picnic areas.

  • Golf cart rentals

Worth knowing on a site this size — plenty of guests rent one for the week.

Eating on site

Seven restaurants and bars, plus a Starbucks, so a night in does not have to mean cooking.

  • 7593 Chophouse

The upscale option: steaks, seafood and a curated wine list.

  • Eleven

The resort's signature restaurant at the Reunion Grande.

  • Traditions

American classics — wings, cheese curds, handmade sandwiches — in the Nicklaus Clubhouse.

  • Drifters Bar & Grille

At the water park: snacks, light meals and ice cream.

  • The Cove Bar & Grille

    Poolside bar and grill.

  • Lobby Sushi Bar

Sushi at the Reunion Grande lobby.

  • Starbucks at the Lobby Café

Coffee, and the resort gift shop alongside it.

Getting around

Reunion runs its own shuttle around the resort, booked through the Ride Reunion app — useful given the distances involved. There is also a complimentary theme park shuttle to Walt Disney World, serving Epcot and Hollywood Studios. Most guests still drive: every home we manage has free parking, and the resort has EV charging stations if you need them.

Reunion Resort questions we're asked most

Is resort membership included with your Reunion homes?

It depends on the home. Some of our Reunion villas include a transferable membership that opens the water park, pools and golf; others include pool access only. Every listing states exactly what's included, and we'll confirm in writing before you pay.

How far is Reunion Resort from Walt Disney World?

About six miles, or ten to fifteen minutes door to gate via I-4 exit 58. Universal is roughly twenty-five minutes and Orlando International around half an hour.

Can we get a home on a golf course?

Yes — a large share of our Reunion inventory backs onto the Palmer, Watson or Nicklaus fairways. Tell us which course you'd like to look at and we'll send the shortlist.

Is Reunion good for very large groups?

It's the best in the area for it. We manage 10, 12 and 13-bedroom Reunion mansions sleeping up to 46, and neighbouring homes can often be booked together for even bigger reunions.

Is Reunion Resort water park access included with a vacation home rental?

It depends on the individual home. Reunion's water park is private to resort guests, members and select partners, and entry needs a wristband plus photo ID — you cannot pay at the gate. Access travels with the home's membership tier rather than the resort as a whole, so ask us about the specific property before booking if the water park matters to your group.

How many golf courses does Reunion Resort have?

Three championship courses, and Reunion is the only resort in the world with signature layouts by Arnold Palmer, Tom Watson and Jack Nicklaus on one property. The Palmer-designed Legacy course runs 6,916 yards with elevation changes of up to 50 feet; Watson's Independence course is 7,154 yards; Nicklaus designed the Tradition course. Tee times go through the resort on 407.396.3199.

What is there to do at Reunion Resort besides golf?

A five-acre water park with a 1,000-foot lazy river and the Volcano Twist slide, eight community pools, Hydro-Grid clay tennis courts, pickleball courts and clinics, mini golf, bocce, sand volleyball, two playgrounds and a fitness centre at the Seven Eagles pool. Seven restaurants and bars are on site, so a day without leaving the gates is realistic.

Is Reunion Resort good for very large groups?

Yes — it is the resort we would point a large group to first. The homes here run to 13 bedrooms, and Reunion has more of our biggest properties than anywhere else we manage. Several have their own pool, games room and home cinema, which is what stops a group of thirty from living on top of each other.

Does Reunion Resort have a lazy river?

Yes, a 1,000-foot lazy river at the five-acre water park, alongside a zero-entry pool, a kids' splash zone with two small slides, the Volcano Twist waterslide with a 42-inch minimum height, a sand beach with 517 loungers and 14 rentable cabanas.

How big is Reunion Resort?

2,300 acres, which makes it the largest gated resort community near Disney that we work in. Homes sit in distinct neighbourhoods rather than around a single clubhouse, so plan on driving or using the resort's own shuttle, booked through the Ride Reunion app, to reach the water park or the golf clubhouses.

Are there restaurants inside Reunion Resort?

Seven, plus a Starbucks. They range from 7593 Chophouse, an upscale steakhouse, and the signature restaurant Eleven, through Traditions in the Nicklaus Clubhouse for American classics, to Drifters Bar & Grille at the water park and The Cove Bar & Grille poolside. There is also a sushi bar in the Reunion Grande lobby.

Can you get to the theme parks from Reunion Resort without a car?

There is a complimentary resort shuttle to Walt Disney World serving Epcot and Hollywood Studios, and a shuttle around the resort itself via the Ride Reunion app. For anywhere else — Universal, SeaWorld, the airport, a supermarket run — you will want a car. Every home we manage has free parking.

Is there a supermarket near Reunion Resort?

The nearest Publix is roughly three miles away, about seven minutes by car, and it is the stop most guests make on the way in from the airport. The resort itself has a lobby gift shop but no full grocery, so plan a shop for a self-catering stay.

Do the homes at Reunion Resort have private pools?

Most do, and many add a spa, a games room or a home cinema on top. Pool heating is an optional extra added at booking, and worth it from roughly November to March when Florida evenings cool down. The counts on this page are live, so the figures above tell you exactly how many of our current Reunion homes have each feature.

Is there tennis and pickleball at Reunion Resort?

Yes. The tennis centre has clay Hydro-Grid courts with lessons available, and there are pickleball courts with clinics offered. Bocce, sand volleyball and mini golf — $14 for adults, $8 for children aged 4 to 12 — round out the racquet and lawn sports.
