Windsor Island Resort is a gated community in Davenport, Florida, roughly twenty minutes from Walt Disney World, built around a water park with a lazy river, dual water slides and a zero-entry pool, plus a clubhouse with an arcade and a fitness centre. We manage 10 homes at Windsor Island from 5 to 10 bedrooms, sleeping 11 to 28, every one with a private pool, booked direct with the family that looks after them.

The brand-new one
New build, and it feels it
Windsor Island Resort is the youngest of the three Windsor communities, opened in 2020, and the homes still feel it — bright, well-insulated, and finished to a higher spec than the older resorts. The clubhouse holds a lazy river, a splash pad, a two-storey water slide, a sports bar and a games arcade.
Themed children's bedrooms are the norm rather than the exception here, and the villas run from four to nine bedrooms with private south-facing pools, spa tubs and converted games rooms.

What is actually on site
Windsor Island is the newest of the Windsor communities and the water park shows it. There are two slides — one open flume, one enclosed — that finish with a splash into the lazy river, and the river itself is built with water curtains, waterfalls and cannons rather than being a plain loop. A zero-entry pool and a children's splash pad complete the water side.
The clubhouse carries an arcade, a fitness centre, an outdoor bar and a dining area, with mini golf, basketball, sand volleyball and cornhole outside, plus fire pit seating for the evenings. Every registered guest staying in a Windsor Island home gets full access to all of it. Homes here run from five to ten bedrooms, so this is a resort for larger groups — our 10 bedroom vacation homes page is the closest comparison at the top of that range.

How is Windsor Island different from Windsor Hills?
Windsor Hills is closer to Disney but built in the mid-2000s. Windsor Island opened in 2020 with a lazy river, newer homes and larger villas — you trade about seven minutes of drive for a newer stay.
Are the themed bedrooms included, or extra?
Included. Where a home has hand-painted or themed rooms, they're part of the house — nothing is locked or charged separately.
Is there a resort fee?
No resort fee when you book direct with us. Clubhouse, lazy river, arcade and mini golf access come with the home.
Which homes are closest to the clubhouse?
A handful of our Windsor Island villas are a two-minute walk from the lazy river — useful with young children. Ask and we'll flag them on the map.
Is the Windsor Island Resort water park included with a rental?
Yes. Every registered guest staying in a Windsor Island vacation home has full access to the water park, lazy river, clubhouse, fitness centre, sports courts, arcade and playground. A gate pass or check-in at the clubhouse is usually needed first, so do that on arrival day.

Roughly nine miles, usually fifteen to twenty minutes by car. Windsor Island sits further out in Davenport than the Kissimmee resorts, which is the trade-off for newer homes — though it does put you closer to LEGOLAND than most of our communities.
Can you rent a cabana at Windsor Island Resort?
Private cabanas are available but are not included with a stay. They are reserved separately through the resort's clubhouse, fees apply and availability varies by season, so book ahead if a shaded base by the water matters to your group.
Is there food at Windsor Island Resort?
There is a grille and bar on site serving food, snacks and drinks, with poolside service as well. For a full grocery shop the nearest Publix is about three miles away, and most guests stop there on the way in from the airport.
What is there to do at Windsor Island Resort besides the water park?

Is Windsor Island Resort new?
It is the newest of the three Windsor communities we work in, and the homes reflect that — newer builds, more contemporary finishes and more of the games rooms and cinemas that older stock often lacks. The water park was built to the same recent standard.
Is Windsor Island Resort gated?
Yes, it is a gated community. Access to the amenities normally involves a gate pass or checking in at the clubhouse, which is quickest done on the day you arrive rather than when you are trying to get children into the water park.
Does Windsor Island Resort have a gym?
Yes, a fitness centre in the Aloha Clubhouse, included with the stay for registered guests. The clubhouse also holds the arcade and the outdoor bar and dining area, so it is the natural hub of the resort.
